Note.—The assessment was made in 1867, at a time when prices ruled high, the value of the property therefore at the present time may be fairly estimated at one-third less. The estimate also includes the whole of the suburban land, but of the original quantity set apart, 918 acres 5 perches of the best portions of the estate have been granted to the Bishop of New Zealand as an endowment for an industrial school, and over a 1000 acres are in occupation by the Natives. The remainder, less 420 acres unlet, and 150 acres exchanged, is occupied under lease by tenants.
